I think that this this Woodland Grove townhome in Woodland Hills has more perks than I can even mention. I can attest that this home will make your friends jealous. I’m friends with the homeowners. And I’m most definitely jealous.
Built in a community of only 50 homes, Woodland Grove offers a pool and spa–amenities sometimes lacking in smaller communities–but with the privacy some people crave.  And can we talk about this location?  Walk a short ways to Warner Center and Warner Park to see the Valley Cultural Center put on outdoor movies and Sunday night concerts.  Bike to restaurants and shopping at not one but three malls.  Or jump on the Orange Line to go anywhere in LA.  And if you can’t get there by public transportation, the freeway is a hop, skip, and a jump.

According to the builder’s floor plans, you’ll find 2,016 square feet, 3 bedrooms, 2.5 baths, and a bonus space.  The 2 car garage is attached and a private patio to grill up your steaks or just enjoy the autumn air.

Walk through the doors into a formal living room.   With a cozy fireplace and soaring two story ceilings, the room flows just a few steps up into a formal, separate dining room.
Step up into the formal dining room.  Even with a niche for your china hutch, there’s plenty of space for your family to gather ’round the table for important meals.  And just look at that custom wrought iron railing.  Or the chandelier, which is negotiable.  B-E-A-UTIFUL!
Lead your guests past the formal spaces and into your family’s inner sanctum.  I personally love love love when kitchens are open to family rooms and dining nooks because then I can see the kiddos as they play.  Or hold a conversation with my husband while I cook dinner.  Or watch the Macy’s Day Parade on TV while preparing Thanksgiving meal.  You get the gist.  Open informal space = comfortable family living in my book.  And this town home does not disappoint.  And can I just say how much I love that custom fireplace mantel?
The family room even has a wet bar in the back corner!  TV mount to stay as well.
The breakfast nook not only is a great place for your toast and coffee–but also boasts a walk-in pantry.
The light and clean kitchen–with window over kitchen sink–includes all the appliances for the next lucky homeowner.
Before we leave the main living space, I just want to point out the gorgeous Saltillo Terra Cotta Tile throughout the home.  Just gorgeous.

Last stop on the main floor: The powder room. I just love that mirror.  And the vintage tile counter top.  It’s just so freaking cool.  Now–on up the stairs to the bedrooms!

As soon as you head up the stairs, you’ll find a hallway bath and its two shared bedrooms.  Then at the end of the hallway is the third bedroom: the master suite.  But first–the first bedroom currently used as a nursery.  Dawwwwww.  So cute.  The closet has been finished with a custom closet organizer as well.
The nursery bedroom is light, and bright, and ready for whatever it’s next owner wants it to be: family or guest bedroom, game room, office, den… the opportunities to fit your lifestyle is endless.
The middle bedroom is currently used both for guests.  It’s a cheery place that any visitor would become so comfortable that you might have to eventually kick them out!
The shared hall bath is beautiful with upgraded tile and fixtures
On past the hallway storage to the master suite…

TA DA!  Is this not the most amazing master suite you’ve ever seen?!  Vaulted ceilings.  A fireplace with custom surround for those romantic winter nights. And plenty of space to kick back and relax.  What better place to be the master of the house?!
Equipped with dual master closets (so there’s no need to argue over closet space) and an en-suite bathroom with dual vanities (so there’s no need to argue over counter space) there’s plenty of space to spread out (and not argue at all).

Heading back down the stairs to the bottom floor, find the 2 car garage, laundry, and a bonus room.  The perfect space for an office, “man cave”, den, or even a home gym

Head back outside to the private patio–perfect for wine on an autumn night.
And if you feel like taking a stroll, enjoy the community amenities.  According to the sellers, the HOA includes the pool, spa, maintenance, water, and earthquake insurance.
