The California Association of Realtors recently surveyed home buyers and wondered, what’s more important, a school district or having a pool?  But what I find just as interesting, are the other things people were willing to do without.
I mean, let’s be honest, this is the San Fernando Valley.  Real estate here has a higher percentage of pools than other parts of the country.  But that’s also because we can be scorching hot. 90 in March this past weekend? Yuck.  It’s almost a necessity to have a pool.  But the great thing for buyers about the abundance of pools is that it means the value added for a pool isn’t a crazy hike.  I saw an appraisal the other day that gave the inclusion of a pool roughly $10,000.

Here in LA, with LAUSD being highly criticized, being in a good home school can be considered much more important.  And buying a home in one of those home school locations that are deemed desirable is definitely much more valuable.  A 3 bedroom, 2 bath home in Encino Elementary, which consistently pulls high ratings from GreatSchools.org will be hands over fist more money than a school that might rank a 3 or a 4.  Homes across the street from each other, but in two opposing schools, could be as much as $100,000 apart because of that school district determining the value.I feel like the title of this infographic is a little misleading, honestly.  Because it’s not so much a comparison of pools versus school, but more of how much people are willing to pay for a school district.  To me, these numbers seem pretty accurate.  If budget is 750,000 to 800,000, I find almost every client with kids (or looking to start a family in the near future) is willing to go to the top to get into the right school district.  Sometimes even those without kids – because they understand the value retention of being in the ‘right place’ at the right time.  What do you think?
